PRACTICE OVERVIEW /
Tract Architecture Ltd (Tract) was founded in 2020 in the middle of the Covid-19 pandemic. Despite facing extremely challenging times - much like the rest of the world, Tract has grown from strength to strength, through providing an up-front and reliable service, securing a wide client base and a variety of projects since its inception.
Tract is a pragmatic, client focused, architectural practice based in the heart of Liverpool that specialises in residential, hotel and commercial projects across the North West. It provides architectural services to landowners, developers, building contractors as well as private property owners, bringing a fresh and positive approach to designing new buildings and refurbishing existing ones.
The design team carry a wealth of experience in the medium - large scale, mixed use new build residential sector, working on a variety of city centre developments as well as small scale domestic projects and private housing schemes all around the country. We pride ourselves on our reputation for achieving beneficial planning consents for our clients through design quality and commercial acumen.

Tract is an energetic and passionate architectural practice based in Liverpool. We are a talented team, offering a breadth of experience and expertise in architecture, master-planning, landscape and interior design.
We combine a deep respect for heritage and conservation with a bold commitment to contemporary design, innovative construction methods and environmental sustainability. Our work includes individual private homes, large-scale residential led projects, bespoke mixed use developments, industrial and commercial buildings.
The basis of our approach is to address the cultural, social and environmental context of each project to produce an appropriate yet distinct architectural response. Our ethos is to inspire creativity and to ensure deliverability, by producing both innovative and commercially viable architecture.
Our projects embrace the whole spectrum of residential development and other essential built forms that make our cities and towns thriving and interesting places to live and work.
OUR APPROACH /
Tract does not have a particular `house style’ but our approach is to ensure through rigorous research and analysis at the early stages of a project that the resulting architecture unlocks the full potential of the clients brief and site. As part of this process, we ensure that the design is in response to but not compromised by the prevailing financial realities of budget and programme.
We have expertise in residential developments in all its various forms, from one-off high-end houses, speculative rural housing developments to large urban apartment blocks. Tract often takes the lead role in the consultant team, representing the client’s best interests at all stages of the process from initial feasibility through to completion.
