Student Accommodation

Student accommodation developments, driven by foreign investment models and increased demand, have been at the forefront of the revitalisation of the British construction industry in recent years. Prior to the establishment of Tract we have been involved in this sector both locally (North-West) and nationally. 

Urban Apartments

There has been a resurgence in residential development; in particular there has been rapid growth in our cities and towns, with a shift towards apartment-living which has been triggered by economic and cultural trends. Tract as a consequence has been actively involved in this sector.

Family Housing

Family housing has historically been considered the lighter end of residential design. We believe this belittles the specific skills needed to design and deliver these types of projects to a high standard. Tract has been involved in numerous housing schemes which have predominantly been in rural areas, where this building type is considered appropriate and economically viable. This experience ranges from smaller infill projects to village extensions. 

Conversation + Restoration

Tract is often excited by the opportunities redundant or under-used buildings offer, which frequently have the potential to provide great new spaces in a cost-effective way.


Typically, these buildings are of local or national importance, but even the most understated buildings can have a viable future. We particularly enjoy combining restoration / refurbishment with modern interventions; or using restored structures to add character and identity to developments.

Concept Design

At Tract we believe that creative concepts should grow out of particular constraints and opportunities of a site and brief. This positive approach to problem solving and the belief that rigorous, innovative design has an enormously positive effect on our environment has resulted in coherent, contextually progressive architecture.

Planning

Tract has established a reputation for winning favourable planning consents. This is achieved by the consistent high-quality of the designs we produce, by presenting our proposals clearly and to a high standard and by putting a lot of energy into consultations with the relevant stake holders and the local authority.


This approach is demonstrated in the quality of our Design and Access Statements which we consider fundamental to the success of the planning application; this has on several occasions been instrumental in winning planning appeals.

Design Delivery

We assume that we will be involved in the delivery of everything that we design. We believe that you cannot create a robust planning proposal unless you understand how it will be constructed. This approach informs the initial design to ensure that solutions are practical and well resolved.

Masterplanning

Tract has increasingly become involved in significant regeneration projects. We bring to these large-scale interventions with strategic thinking and attention to detail that has successfully informed our architecture.
